Salinger DC&W was engaged to provide tenant representation services for Penguin Random House (PRH) at Scoresby , VIC.
As a long term occupier of 22,217sqm of warehouse distribution space, the original layout and truck marshaling area were deemed to be inefficient and the facility was no longer cost-effective.
Salinger worked with PRH to determine the ideal facility design and to devise a scope of works required to bring the existing facility up to standard.
They then ran a confidential RFI process, benchmarking occupancy costs against market, subsequently negotiating a substantial reduction in rental costs, and an incentive package for the client.
The lessor works package included the construction of 2,000sqm of additional truck marshaling area with BDouble turning capability, new cantilevered awning, additional roller shutter doors, new security fencing, car park, and operations office.
